San Angelo Weekly Real Estate Report: Week of October 26

by Ryan Newlin

The Big Story

Rates eased a hair this week, but they are still more than a full point above where they were a year ago. The 30-year fixed averaged 7.32% on October 22, down from 7.40% the week before and up from 6.19% a year ago.

The Fed raised its target by a quarter point on September 16, and its next decision is October 28. NAR's chief economist said this month that higher rates mean fewer buyers can qualify.

You can see it in the Local MLS. Through October 26, San Angelo has 62 closings, compared to 90 over the same stretch of October 2025, a drop of about 31%. Active listings are 632, up 9.7% from a year ago. The homes that did sell averaged 86 days on market, down from 97 last October, so well-priced homes are still moving.

What's Coming to San Angelo

A few new projects are on the way around town. Global Data Technologies is building out a 9,100 square foot office at Sunset Crossing on SW Blvd, and WTX Landscape Design is putting up a new equipment shop and office on Ben Franklin. Plato's Closet is giving its Sunset Plaza space a refresh at 4112 Sunset Dr. Out in Christoval, a new $1.2 million AG building is planned for Christoval AG Education, and the Porter Henderson Library has an $850,000 restroom renovation lined up for December. More growth means more movement in the market, so if you're thinking about buying or selling, give us a call at the ERA Newlin office, 325-481-0500.

New Construction (Local MLS)

City of San Angelo residential. Active and Pending are a snapshot as of October 26, 2026 (price shown is median list price). Sold rows cover October 1 to 26 of each year (price shown is median sold price).

Group Homes Median price Average sold price Avg days on market
Active, Oct 26 123 $364,990 n/a n/a
Pending, Oct 26 22 $343,821 n/a n/a

New construction is 19.7% of all San Angelo active listings (123 of 625) and 12.9% of October closings so far (8 of 62), down from 17.8% over the same stretch of October 2025 (16 of 90). Builders closed half as many homes as last year, but the ones that sold went faster, 83 days versus 138. Small samples swing averages a lot here, so read the price numbers with care.

Outside the MLS

One to keep an eye on: the City of San Angelo's data center page says the zone change for the Skybox/Emergent project near US 67 North and City Farm Road passed 6-1 on January 13, 2026, and the water usage rules passed June 16. As of that page, the City had not received a development application. City of San Angelo, Data Center Information

Mortgage Rates

Freddie Mac, October 22, 2026: the 30-year fixed averaged 7.32%, down from 7.40% the week before and up from 6.19% a year ago. The 15-year averaged 6.68%, down from 6.71%. Freddie Mac PMMS

The Fed raised its target range a quarter point to 3.75% to 4.00% on September 16, 2026, with all 12 voters in favor. The next decision is October 28. Forbes reports markets see about an 80% chance of a hold. Federal Reserve, September minutes and Forbes, October 19

State and National

National: September existing-home sales. NAR reported 3.99 million annualized sales on October 13, up 1.5% from August and down 2.2% from a year ago. The median price was $417,500, up 1.3% from $412,300. Inventory was 1.60 million, a 4.8-month supply. NAR, October 13, 2026

National: sellers outnumber buyers by 63%. Redfin's September data (published October 14) counts about 1.51 million sellers and 929,000 buyers, a 62.6% gap, the biggest since the post-recession housing crash. Buyers are at the lowest count in Redfin's records going back to 2013, and 41 of 50 metros are buyer's markets. In Texas, the gap is 134.6% in Houston, 130.9% in Austin, 125.6% in San Antonio, 121.9% in Dallas and 108.3% in Fort Worth. San Angelo is not in Redfin's metro list. Redfin senior economist Asad Khan called it "a buyer's market born out of caution, not strength." Redfin, October 14, 2026

Texas: July housing numbers. The Texas Real Estate Research Center (released September 18) shows 32,306 closed sales in July, up 2.2% from a year ago. The statewide median price was $339,000, flat for the year. Inventory was 5.5 months and homes took 63 days to sell. TRERC, Texas Housing Insight

The Takeaway

Rates are stuck above 7% and the Fed is still in hiking mode, so a lot of buyers are saying "we'll wait." October closings through the 26th are running about 31% behind the same stretch last year, while active listings are up 9.7%. For sellers, the news is not all bad. Homes that are priced right on day one are still selling in about 86 days, and sellers are getting about 94.9% of their original list price. Starting too high costs real money. For buyers, you have more to choose from than a year ago. Get a fresh payment quote at today's rate before you decide to wait. And if you're comparing a resale home to new construction, know that about one in five active listings in San Angelo is a builder home.
